The kind of streets and businesses WeL'nd works with around Frankston

Frankston, VIC

Frankston Debt Consolidation and Finance Broking

A bayside regional centre with a deep trades base and a serious health precinct. WeL’nd works with Frankston and peninsula clients on tax debt, unsecured debt and home lending.

How a Frankston file actually runs

Start with the practical question, because trades and small operators ask it first. WeL’nd is at 1/3 Westside Avenue, Port Melbourne. You do not have to come to us. Almost everything runs by phone, video and secure upload, and calls can be taken early or late so you are not losing a day on site.

  1. 01

    One phone call

Twenty minutes. What is owed, to whom, and what is pressing. Nothing to prepare beforehand.

  2. 02

    Documents once

Bank statements, BAS history, an ATO account statement, financials if you have them, and identification.

  3. 03

    A structure explained

We tell you what we are proposing and why, including cost and risk, before anything is submitted.

  4. 04

    We deal with the lender

Payouts, solicitors and settlement handled, then a follow-up afterwards.

The one thing worth doing before that call is getting the payout figure rather than the balance on any short-term facility, because those two numbers are frequently different and the payout figure is what has to be funded.

A trades town with a hospital at the centre

Frankston functions as the commercial centre for the northern peninsula. The health precinct around the hospital is a major employer and supports a large allied health and medical services layer. Around it sits retail, hospitality, education and, most numerously, a large population of building and trade businesses working across the peninsula and the south-east.

  • Sole trader and small company trades with vehicle and tool finance
  • Building and renovation contractors exposed to progress payments and variations
  • Allied health and small medical practices with fit-out and equipment finance
  • Retail and hospitality operators with personally guaranteed leases

The peninsula's seasonal economy sits behind a good deal of this. Hospitality, tourism and holiday-home trades run hard through summer and quietly through winter, and businesses that serve them inherit the same shape one step removed. Documented across a couple of years it reads as a pattern; presented as a single quiet quarter it reads as decline.

Personal and business debt get tangled here

In a small-operator economy the line between the business and the household is thin. Personal credit cards get used for materials. A personal loan covers a ute. A business shortfall gets funded from the mortgage offset. By the time someone calls us, the debts do not sort neatly into two columns and neither does the stress.

That is normal and it is workable. The first job is a single list covering everything, personal and business, with payout figures rather than balances. Very often the picture is better than the person expects, because they have never seen it in one place.

It also means the conversation has to include the household, not just the business. A repayment that the company can service on paper is not much use if the family budget cannot survive the month it falls due in.

Peninsula property and lender treatment

Frankston and the established peninsula suburbs are well accepted by lenders on the panel. Long-held homes here often carry more equity than owners realise. Holiday and short-stay properties further down the peninsula can be assessed differently where income from them is being relied on, and some lenders restrict particular property types used that way.

Frankston has also seen a good deal of townhouse and unit development in recent years. Smaller internal floor areas can hit lender minimums, and newer developments with a high proportion of investor ownership occasionally attract closer attention. Established housing remains the simplest security in the area.

FAQ

Questions from Frankston

If yours is not here, ask it. We would rather answer the awkward one early than have you find out later.

I am a sole trader. Can I consolidate personal and business debt together?
Often, yes, where there is security and you can service the new repayment. For sole traders the two are frequently tangled anyway, and a single list is the right starting point.
Do I need to come to Port Melbourne?
No. Almost everything runs by phone, video and secure upload, and calls can be booked early or late. You are welcome at the office by appointment if you prefer.
My financials are not up to date. Is it worth calling?
Yes. Some lenders take a low documentation approach supported by bank statements and BAS lodgements, and it narrows options rather than removing them.
Can a holiday property further down the peninsula be used as security?
Usually, though short-stay income is treated more conservatively by some lenders and a few restrict certain property types. We check policy against the specific property.
Will consolidating fix the problem?
It fixes the shape of the debt. It does not fix a business that cannot service a repayment. We will be straight with you about which situation you are in.
Do you help peninsula first home buyers?
Yes. Home lending sits alongside the debt work. Grants and concessions change, so we will point you to the current position rather than an old one.
