The wet season is a finance problem

Explaining it properly, with two or three years behind it, is a meaningful part of what a broker does on a Territory file.

Security is the constraint worth being blunt about

The Territory property market is small and has been through sharp cycles, and lender policy reflects that. Darwin, Palmerston and the northern suburbs are accepted by a reasonable share of the panel. Beyond that the field narrows quickly, and remote or community-titled land is a different exercise entirely.

In a market this small, several declines on a credit file is a genuinely bad outcome, and it is usually avoidable. We check which lenders will accept the specific postcode and property type before anything is submitted, and if the honest answer is very few, you will hear that on the first call.
