Perth Debt Consolidation and Business Finance
Perth businesses move with the resources cycle whether they touch a mine site or not. WeL’nd arranges consolidation and refinance for owners carrying ATO, equipment and unsecured debt.
How a remote file actually runs
Start with the practical question, because it is the one Perth clients ask first. WeL’nd is based in Port Melbourne. There is no Perth office. Everything runs by phone, video and secure upload, and we hold call slots in our early afternoon so you are not being squeezed into the end of an eastern states day.
- 01
A call at a sensible hour
Booked to suit Perth time. Twenty minutes, no documents needed, an honest read at the end.
- 02
One document request
Statements, BAS history, ATO account print, financials, asset schedules and identification, uploaded securely.
- 03
Lodged before your day starts
Being two or three hours ahead means files often reach a lender's queue before the Perth morning begins.
- 04
Settlement handled
We manage lender, solicitor and payout figures, and stay in the file afterwards.
One practical note for Western Australian clients: get the payout figures rather than the balances on any short-term facility before the first call. On those products the two numbers are often materially different, and the payout figure is what actually has to be funded at settlement.
A city tied to a cycle
Perth's business base is far more diverse than the headlines suggest, but almost all of it connects to resources at one or two removes. Engineering and fabrication, labour hire, logistics, plant hire, professional services, and the trades that build the housing the workforce lives in. Construction and property services follow the cycle with a lag.
Cyclical income creates a specific debt shape. Businesses gear up for a contract, buy plant at the top of the market, then face the gap when it ends. Fixed obligations do not gap. The tax account absorbs the difference, and the general interest charge does the rest.
A great many Perth households have at least one income earned on a mine site, on a roster, and often that income has been quietly supporting a business on the side. That combination is workable and it is worth putting on the table at the first call, because the household and the business are effectively the same risk and lenders will assess them together anyway.
Plant and equipment as part of the answer
Perth and regional WA businesses hold a great deal of capital in plant. Prime movers, excavators, workshop and fabrication equipment, crushing and screening gear. Two things follow from that. First, equipment facilities are often spread across four or five funders with different end dates and balloon positions, which is more expensive and harder to manage than it needs to be. Second, plant that is owned outright can sometimes be refinanced to release working capital without touching the family home.
- Consolidating several equipment agreements into one facility with a single repayment
- Refinancing owned plant to release capital for a tax balance or a working capital gap
- Structuring new equipment purchases so the term matches the useful life rather than the sales pitch
- Reviewing balloon positions before they land rather than after
Where the arithmetic works, an equipment consolidation is also the quickest thing to arrange, because the security is the asset itself and the assessment is narrower than a property-secured facility. It is a reasonable first move while a larger structure is being considered.
Property security around Perth
Perth metropolitan property is well accepted across the panel. The complications tend to sit outside the metro area: single-industry mining towns where lenders apply tighter policy, very remote security, and large rural or pastoral holdings that belong with an agribusiness or specialist lender. If your security is outside Perth, tell us the address early and we will check appetite before anything is submitted.
Perth's property market also runs on its own timing rather than following the eastern capitals, which occasionally surprises owners who have been reading national commentary. What matters for a file is the valuation a lender's valuer produces on the day, not the market narrative. We would rather set expectations from the security than from the headlines.

FAQ
Questions from Perth
If yours is not here, ask it. We would rather answer the awkward one early than have you find out later.
1300 015 267- Do you have a broker in Perth? +
- No. Port Melbourne is our only office. WA clients are looked after remotely, with call times booked to suit Perth hours.
- Does the time difference slow things down? +
- In practice it usually helps. Documents lodged on the east coast often reach a lender's queue before the Perth working day starts.
- Can I refinance plant I already own? +
- Sometimes. It depends on the asset type, its age and value, and the lender. Where it works, it can release working capital without involving the family home.
- My property is in a mining town. Will lenders take it? +
- Fewer will, and some reduce the amount they will advance because the local market depends on one industry. It narrows the field rather than closing the door. We check the actual policy first.
- I contract to the mines through my own company. How is that income assessed? +
- It varies significantly between lenders. Some accept a shorter history where engagements are stable; others want two full years of financials. Matching your circumstances to the right lender is the work.
- Can WeL’nd stop the ATO from acting? +
- No, and no broker can. What finance can sometimes do is clear the balance before recovery escalates. If action has already begun, speak to your accountant, and where solvency is in question, to a lawyer or registered insolvency practitioner.
- What if the cycle turns after I refinance? +
- That is worth discussing before you sign, and we will. We build structures with the downturn in mind and we do not pretend any loan is protection against one.
