The building-services belt

Ringwood functions as the commercial centre for a large stretch of Melbourne's outer east, and its business base leans heavily toward building and property services. The other structural feature is that domestic clients pay from savings or a construction loan rather than from a business account, which makes them slower and more variable than a commercial debtor. A single client delaying a progress payment can move a month for a small builder.

Deposits, progress payments and the GST trap

Domestic building work has a particular hazard. Deposits and progress payments arrive early, and a portion of every one of them is GST that will be owed at the end of the quarter. When the money is in the account it does not look like the tax office's money. It looks like working capital, and it gets used to buy materials for the next job.

It is one of the most common patterns in the trade, and it is not a character flaw. It is a structural feature of taking deposits. The answer is usually a combination of separating the tax money in practice and refinancing what has already accumulated.

The habit that fixes it is unglamorous and it works: move the GST portion of every deposit into a separate account on the day it arrives. It does not solve arrears that already exist, and it stops the next lot forming. A lender assessing a consolidation will also take a good deal of comfort from seeing it in place.

Established housing and useful equity

Ringwood and the surrounding eastern suburbs are largely established detached housing on good blocks, with newer townhouse and apartment development around the station and the shopping centre. Established housing is straightforward security and long-held homes here frequently carry substantial usable equity, which for a trade business is often the difference between a compounding balance and an ordinary secured loan.

I spent GST from deposits and now the BAS is due. What are my options?
Speak to your accountant about lodgement and any arrangement, and to us about refinancing what has accumulated. Doing both in parallel is usually faster than doing one and then the other.
Can vehicle and tool finance be consolidated?
Often, depending on the assets and the funders. It is usually the quickest relief and does not involve the family home.
My income is lumpy because jobs finish at different times. Is that a problem?
Not if there is enough history for a lender to see the pattern. Two or three years of income reads very differently from a single quiet quarter.
Is it worth using home equity to clear business tax debt?
Sometimes clearly yes, sometimes not. It converts compounding, non-deductible debt into an ordinary secured loan, and it moves risk onto the house. We will set out both sides before you decide.
