These businesses tend to accumulate debt slowly rather than through a crisis. Margins narrow, an equipment purchase comes out of cash that was owed to the ATO, a customer fails, and the position drifts.

The general interest charge does not care how the balance formed. It compounds daily and is no longer deductible the way a business loan's interest usually is. That is generally the strongest argument for dealing with it now rather than next quarter.

These files also tend to involve more than one generation. A parent still holds a directorship, a child runs the operation, and the security is a property in someone else's name. Lenders will require anyone providing security to obtain their own independent legal advice, and that protects the family as much as it protects the lender.

Do you work with medical and dental practices?

Not directly. That is work for your accountant or a registered tax agent, because it is a tax question. Once they have told you what needs to be dealt with, we can arrange the finance.
Does a heritage overlay affect my ability to borrow?
Rarely for a standard loan. It matters more for construction and renovation lending where the scope of work depends on planning approval.
Can I buy my practice premises rather than lease them?
Often, yes, including through an SMSF in some circumstances. Whether it suits you is a question for your accountant and financial adviser. We can arrange the finance once the structure is settled.
