The property is the story here
Docklands is almost entirely apartment and commercial tower stock, built over a relatively compressed period at NewQuay, Victoria Harbour, Yarra's Edge and around them. That makes it one of the most policy-sensitive postcodes in Melbourne from a lender's point of view, and it is the single thing most likely to shape what is possible for an owner here.

- High-density postcode caps, where a lender limits how much it will advance against apartments in the area
- Buildings with known defect or remediation histories, where valuers and insurers both take an interest
- Owners corporation issues, special levies or unresolved litigation, all of which affect the assessment
- Serviced or short-stay apartment arrangements, which several lenders treat separately again
The practical starting point is your plan of subdivision. It gives the internal floor area, which is the first thing a lender's policy tests, and it is the single document that decides how many lenders are realistically available to you. Find it before you do anything else.
What that means if you are refinancing
Owners here often find that the lender who wrote the original loan will no longer do the same deal, because policy tightened after the building was completed. That is not a reflection on you. It is a change in appetite, and it means the useful question is which lenders are currently comfortable with your specific building and floor area, not which lender you started with.
We check that before an application, because a decline on policy grounds still marks your credit file and makes the next one harder. It costs nothing to establish and it changes the whole approach.
Where the numbers genuinely do not work against a Docklands apartment, the useful next question is whether other security exists, in the household or in a family arrangement. That is often a better route than pushing a marginal application through three lenders in succession.
The businesses in the towers
Docklands also holds a substantial commercial population: corporate head offices, professional services, technology firms and the hospitality and retail that serves them. The small operators in that mix carry the same debt shapes as anywhere else, with one local twist. Ground-floor hospitality and retail in a precinct built around a weekday office population lives or dies on foot traffic, and any change in office attendance patterns lands directly on those tenants.
For those owners the usable equity is frequently in a home somewhere else entirely, not in the business premises. That is worth raising early rather than assuming the business has to solve the problem on its own.
For the corporate occupiers, our work here is usually commercial rather than distressed: premises purchases, equipment and fit-out finance, and refinancing existing facilities as leases roll. Those files turn on the strength of the trading entity and the structure behind it rather than on the postcode.
