Footscray Business Finance and Debt Consolidation
Markets, food wholesalers, light industry and a lot of new apartment stock in the same postcode. WeL’nd works with Footscray owners on trading debt, tax arrears and refinancing.
A trading suburb with a working past
Footscray has been a working suburb for a very long time and much of that base is intact. Food retail and wholesale around the markets and along Barkly and Nicholson Streets, hospitality, freight and light industry toward the river and the port, small manufacturing, and a growing professional and education layer around the university campus.
The retail and food businesses here are frequently family run and frequently operating on thin margins with high stock turnover. That combination produces a cash cycle where GST is collected constantly and remitted quarterly, which is exactly the environment where a BAS gets lodged and not paid.
The university presence and the redevelopment around the station have added a professional and services layer that did not exist twenty years ago, alongside a large amount of new apartment stock. The result is a postcode where a long-standing family wholesaler and a two-year-old consultancy can be neighbours and need completely different things from a lender.
Market stalls, small wholesalers and importers add another layer, and importers carry an exposure most local retailers do not: currency movement and shipping costs paid months before the stock sells. It is worth explaining to a lender rather than leaving them to read a lumpy purchase pattern as disorganisation.
Stock, cash cycles and short-term lending
For a food or general retail business, money is tied up in inventory almost permanently. Suppliers want paying on shorter terms than customers effectively provide. When a slow month arrives, the softest place to borrow from is the tax account, followed shortly by a short-term unsecured lender advertising same-day funds.
Those short-term facilities are where files get genuinely difficult. Daily or weekly direct debits come out of the trading account before anything else, which starves the business of the working capital it needs to trade its way clear. The first thing we ask for is the payout figure on each one rather than the balance, because on these products the two numbers are often very different.
Supplier relationships are the other thing worth protecting. Once accounts move to cash on delivery, a business loses the informal credit that was quietly funding its stock cycle, and the pressure increases sharply. Where a consolidation can restore normal supplier terms, that is often worth more to the business than the reduction in the monthly repayment.
Two property markets in one postcode
Footscray now contains two quite different security types. The established housing, largely Victorian and post-war on standard blocks, is straightforward and long-held homes here often carry significant equity. Alongside it is a substantial and relatively new apartment stock around the station and the river, which attracts floor-area minimums and high-density postcode caps at several lenders.
Shop-and-dwelling and mixed-use properties on the trading strips are viable security, with fewer lenders participating as the commercial proportion rises. Industrial premises toward the river are also usable, and for an owner-occupier that route keeps the family home out of the structure.
How Footscray clients work with us
WeL’nd is at 1/3 Westside Avenue, Port Melbourne, a short trip across the river. Come in by appointment or work entirely by phone, video and secure upload. If your accountant can join a single video meeting, it usually replaces several weeks of back and forth.
Before the first call, gather the payout figure for each short-term facility, your supplier account positions, and an ATO account statement. Those three things usually tell us within twenty minutes whether a consolidation is realistic.

FAQ
Questions from Footscray
If yours is not here, ask it. We would rather answer the awkward one early than have you find out later.
1300 015 267- I have two short-term lenders debiting daily. Where do I start? +
- With the payout figure for each one, not the balance, plus a full list of everything else you owe. Until the real total is on one page no plan means much.
- Can stock be used as security? +
- Some lenders will consider inventory or receivables through specific facilities, though pricing and conditions differ from property-secured lending. It depends on the business and what the stock actually is.
- Are Footscray apartments harder to use as security? +
- The newer high-density stock near the station attracts floor-area minimums and postcode caps at some lenders. Established housing is straightforward. We check the specific property first.
- Can I use my shop and the flat above it? +
- Usually, though fewer lenders participate as the commercial proportion rises. We confirm policy against the actual property before an application.
- Is there a WeL’nd office in Footscray? +
- No. Our only office is at 1/3 Westside Avenue, Port Melbourne, a short trip across the river.
- Will you deal with the ATO for me? +
- No. We arrange the finance. Anything to do with lodgement, remission or a payment arrangement is work for your accountant or a registered tax agent, and we will not pretend to do it.
