The industrial west
Sunshine grew around manufacturing and the railway, and both are still visible in the local business base. Metal fabrication and engineering, plastics and packaging, food processing, transport and warehousing along the western freight routes, wholesale and building supply, and the trades that service all of it. The rail junction remains one of the most significant in the state and has been central to long-running transport planning for the west.
Around that sits a busy retail and services centre and a large population of small operators. Many of these businesses were founded by families who came to the area for the factory work and then started something of their own.
Transport planning for the west has kept the area in a long conversation about redevelopment and land use, and some local owners are weighing whether to hold their premises, redevelop or sell. Those are decisions with finance consequences, and they are much easier to work through before a contract is signed.
Energy costs matter here too. Fabrication, plastics and food processing all run machinery, and cost movements in recent years have changed the economics of some operations outright. Where that is part of why a business fell behind, say so plainly to the lender.
Plant, vehicles and the finance stack
Businesses that make or move things tie up money in equipment, and the finance behind it usually accumulates one agreement at a time. Machinery, forklifts, trucks, trailers, racking, workshop gear. It is common to find several funders, several end dates and one or two balloon payments nobody has looked at recently.

- 02Add the ATO position, state revenue arrears, supplier accounts and short-term facilities.
- 03Establish the genuine monthly cost of servicing the whole stack.
- 04Then choose between an equipment consolidation, a property-secured facility, or a combination.
Consolidating equipment agreements is frequently the quickest relief available and it does not touch the family home. Plant owned outright can sometimes be refinanced to release working capital as well.
Timing matters on equipment as well. Refinancing an asset late in its working life is harder and more expensive than doing it while there is useful term left, and a residual payment is far easier to deal with before it falls due than in the month it lands. Reviewing the schedule once a year is a small habit that avoids a large problem.
Property and premises in the area
Sunshine housing is largely post-war brick and weatherboard on generous blocks, with newer townhouse and apartment development around the station and along the main roads. Established housing is straightforward security and long-held homes here often carry more equity than owners realise. Newer apartment stock can hit floor-area minimums at some lenders.
A large number of local businesses own the factory or warehouse they trade from. That commercial property is frequently viable security, and using it keeps the family home out of the structure. Lenders assess commercial security on its own terms, including the property's use and the strength of the occupying business.

- Often, where there is enough equity and the property suits the lender's policy. Many owners prefer it. We will map both routes and be honest about the difference in cost and risk.
- I have equipment finance with several funders. Can it be consolidated? +
- Frequently, depending on the assets, their age and the funders involved. It is usually the fastest relief available and a sensible place to start.
- A balloon payment is due soon and I cannot meet it. What can be done? +
- Refinancing the residual is sometimes possible; sometimes replacing or selling the asset is the better answer. It depends on the asset and the lender. Raise it before the due date, not after.
- My BAS is several quarters behind. Is it too late? +
- Usually not, though the compounding general interest charge means it gets more expensive the longer it sits. Speak to your accountant about lodgement and to us about the finance in parallel.
