Brighton Finance Broking and Debt Consolidation

Long-held homes, established businesses, and equity that is frequently the answer to a business problem the owner has been carrying alone. WeL’nd works with Brighton clients from Port Melbourne.

The kind of streets and businesses WeL'nd works with around Brighton

Equity that has been sitting there for years

Brighton is an established, long-held residential area, and that produces a particular kind of file. A business owner has been carrying a tax or trading debt for two or three years, servicing it painfully out of cash flow, and has never connected it to the property they have owned for fifteen years. The equity in that home is very often the cleanest route out of a compounding, non-deductible balance.

We will be straightforward about the other side of that. Securing business debt against the family home moves the risk rather than removing it. Before recommending it we want to know what has changed in the business, because consolidating and then rebuilding the same arrears is a worse outcome than doing nothing.

There is also the question of what happens to the loan afterwards. Debt consolidated into a long-term mortgage costs less each month and more over the full term unless it is actively paid down. Where the intention is to clear it faster than the term suggests, that should be built into the structure at the start rather than left to willpower.

The local business base

Church Street and Bay Street carry boutique retail, hospitality and a dense professional services layer: accountants, lawyers, financial planners, medical and allied health practices, and design and property firms. Behind that sit a large number of business owners who live in Brighton and trade somewhere else entirely, often in the south-east industrial belt or the CBD.

  • Professional practices with company tax, a director loan account and lumpy fee income
  • Retail and hospitality operators with fit-out finance and personally guaranteed leases
  • Owners of businesses elsewhere in Melbourne whose usable security is the Brighton home
  • Investors holding additional property, which widens the options considerably

There is also a pattern worth naming. Owners in this postcode often carry the problem privately for a year or two longer than they need to, because the business looks successful from the outside and the household does not want to say otherwise. The general interest charge does not respect discretion. It compounds daily either way, and the file is always easier to solve earlier.

Larger loans, closer scrutiny

Loan sizes in this postcode are often large enough to move into a different lending category, where lenders apply closer scrutiny to income, exposure and the valuation. Complex structures with trusts, multiple entities and several properties are common here and they take more work to present properly, not less.

That is manageable. It just requires the file to be assembled properly the first time, with the accountant involved, rather than submitted and then repaired under assessment.

Larger files also tend to involve more parties. Accountants, financial advisers, solicitors and sometimes a family member providing security. Anyone giving security or a guarantee will generally be required to obtain their own independent legal advice, and that is worth building into the timetable rather than treating as a last-minute formality.

How Brighton clients work with us

WeL’nd is at 1/3 Westside Avenue, Port Melbourne, a short run along the bay. Meet us there by appointment, or run everything by video and secure upload with your accountant in the room. The same broker handles the file throughout.

Where trusts, several entities and more than one property are involved, we would rather map the whole structure at the first meeting than discover it during a lender's assessment. Bring the accountant and we will do it in one sitting.

FAQ

Questions from Brighton

If yours is not here, ask it. We would rather answer the awkward one early than have you find out later.

How much equity can I actually access?
There is no fixed number. It depends on the property, the lender, your capacity to service the new repayment and the loan type. Any figure discussed before assessment is indicative only and is not an offer of credit.
Is it wise to put business debt on my home?
Sometimes it is clearly the right move and sometimes it is not. It converts compounding, non-deductible debt into an ordinary secured loan, and it moves risk onto the house. We will lay out both sides before you decide.
I hold property through a trust structure. Does that complicate things?
It adds work rather than obstacles. Trusts and multiple entities are common and lenders handle them regularly. Getting the structure documented properly up front avoids delays later.
My business is nowhere near Brighton. Does that matter?
No. What matters is where the security is, how the business trades and how income is drawn. Plenty of our clients live in one part of Melbourne and trade in another.
Do you have a Brighton office?
No. Our only office is at 1/3 Westside Avenue, Port Melbourne. We are happy to meet there or by video.
Will you talk to my accountant and my lawyer?
Yes, with your authority, and we prefer it on more complex files. One meeting with everyone present usually replaces several weeks of email.
