Acland Street, Fitzroy Street and the streets around them carry one of Melbourne's oldest hospitality strips, alongside creative businesses, allied health, retail and a large population of sole traders. Hospitality debt has a shape of its own, and it is worth naming plainly.

None of that reflects a bad operator. It reflects thin margins, seasonal trade and a tax account that is the only creditor which does not ring on the due date.

What changes the outcome most is how early somebody rings. A file with two quarters of arrears has more options than the same file with eight, and both have more options than one with recovery action already underway. There is no advantage in waiting to see whether summer fixes it.

Sole traders, contractors and irregular income

St Kilda has an unusually high concentration of people working for themselves: creatives, therapists, trainers, trades, consultants and performers. Lenders vary a great deal in how they assess that income. Some will work from two years of tax returns. Some accept a low documentation approach supported by bank statements and BAS lodgements, on their own terms and with their own pricing.

The difference between those positions can decide the outcome on identical income, which is exactly why matching the situation to the right lender first matters more than applying widely and hoping.

There is a further wrinkle for anyone whose income arrives partly through platforms or agencies. Some lenders count it with a solid history and a clear paper trail; others discount it heavily. If a material part of your income comes that way, say so at the first call so the file goes to a lender that will actually recognise it.

Art deco flats and period housing

St Kilda's housing stock is distinctive: interwar and art deco walk-up flats, Victorian and Edwardian houses, and newer apartment buildings mixed in. Older walk-up flats are well understood by lenders, though small internal floor areas can still hit minimums, and buildings with a very small number of lots or unusual title arrangements attract closer attention. Period houses are generally straightforward and often carry considerable equity where they have been held a long time.

There is one further local quirk worth knowing. Some of the older blocks in the area are held on company share or unusual title arrangements rather than standard strata, and a number of lenders will not lend against those at all. It is a five minute check that can save weeks.
