A suburb that keeps reinventing its buildings
Richmond's industrial past left it with a stock of warehouses and factories that have been progressively converted into offices, studios and apartments. Technology companies, agencies, design and professional firms occupy a great deal of it. Around them, Swan Street, Bridge Road and Victoria Street carry hospitality and retail, and there is still a working layer of trades and light service businesses through the back streets.
That mix means we see two very different kinds of file from the same postcode. Fast-growing companies whose debt came from expansion, and long-standing small businesses whose debt accumulated a quarter at a time. They do not have the same answer.
The hospitality strips add a third pattern again. Fit-outs here are expensive, leases are usually personally guaranteed, and margins are thin enough that a slow quarter shows up immediately. For those operators the usable security is frequently a home somewhere else entirely rather than anything in the business, which is worth raising at the first call.
Warehouse tenancies also come with obligations that owners underestimate, particularly make-good clauses at the end of a lease. That cost is real, it is rarely on anyone's debt list, and lenders take it into account when they see the lease. Raise it early rather than have it emerge in an assessment.
Growth debt is not the same as distress debt
A business that is behind on tax because it grew faster than its working capital needs a properly structured facility and, usually, better forecasting. A business that is behind because the trading model no longer works needs something else entirely, and more borrowing will make it worse.
On a bank statement the two look identical. Telling them apart in the first conversation is most of the value in it, and it is the reason we ask what changed in the business before we talk about lenders at all.
The other question worth answering honestly is what the business will look like in a year. A consolidation that lowers the monthly cost but leaves the same trading pattern in place tends to reproduce the same position with a longer term attached, and that is a worse outcome than doing nothing at all.
Terraces, conversions and lender treatment
Richmond's Victorian terraces and workers' cottages are straightforward security and long-held ones frequently carry substantial equity. Warehouse conversions can attract closer valuation attention where floor plans are unusual or zoning is mixed. Newer apartment buildings, particularly with small internal floor areas, hit policy limits at several lenders. Commercial and mixed-use premises owned by their occupiers are viable security more often than owners expect.
The other local factor is that a good deal of Richmond commercial space is mixed use, with a dwelling above a shop or an office above a workshop. Those properties are viable security, and the field of lenders narrows as the commercial proportion rises. It is a straightforward check to make before an application.
